Lead Magnet

A lead magnet is a gated asset offered in exchange for contact information, such as a template, calculator, benchmark report, or webinar recording.

Its effectiveness depends on two factors: perceived value to the target buyer, and how well the topic filters for people with an actual problem your product addresses, not just curiosity seekers.
